Starting with the exemplary renovation of the buildings at Emsstrasse 7 and 9, all 163 buildings with almost 700 apartments owned by REA Wohnen GmbH in the Ostsiedlung will gradually be completely renovated and insulated.
At the on-site visit, Lord Mayor Frank Klingebiel emphasized: "In order to revitalize the entire East and West Estate district, we as a city need committed and long-term partners. And staying power is required, because it won't happen overnight. As the city of Salzgitter, we have already sent out a clear signal ourselves with the purchase and renovation of 39 buildings and around 150 apartments in Rheinstraße/Engeroder Straße for the east and west housing estate, which will begin in early 2026. The first lighthouse project! Now comes the second lighthouse project in this neighborhood. I am very grateful to the investor Andreas Schürmann for investing in the future of the neighborhood and our entire city. This is a huge opportunity and will certainly send a signal to other property owners in the district. The starting signal has been given! Things are moving forward! City planning officer Michael Tacke adds: "The extensive refurbishment measures were developed and coordinated on the basis of the site-specific real estate concept. They are in line with the preservation order and the agreements with the state of Lower Saxony. In this way, we are achieving a significant upgrade of the residential buildings and the neighborhood."
Andreas Schürmann thanked the city administration for the good cooperation and confirmed that he is 100 percent committed to this overall project.
A new feature of this project is that the facades of the listed buildings will be completely clad with insulated timber frame modules. Schürmann went on to explain that the first two buildings will be completed at the beginning of 2026. The remaining buildings and the design of the exterior surfaces will then follow successively.
On monument protection and promotion:
On 17.12.2024, the Salzgitter City Council adopted the "Location-based real estate development concept". This enables contemporary and needs-based real estate development under relaxed monument protection requirements without impairing the character of the settlement, which is worthy of monument protection.
Since the beginning of 2024, interested owners in the eastern and western estates have been able to receive funding of up to a maximum of 45% of the costs for planned refurbishment measures as part of the municipal funding guideline. The result: to date, the city of Salzgitter has received 23 funding applications and five funding agreements have been concluded.
In Emsstrasse 7 and 9, the city of Salzgitter is providing partial funding for the construction of balconies and outdoor facilities. Further subsidies are being provided by the federal and state governments for the energy-efficient refurbishment and via the KFW subsidy.
Funding can still be applied for until 31.12.2025 as part of the "SZ-Bad/Ost- und Westsiedlung" urban renewal measure.
